With the changing markets, IPS often comes across developments with distressed stock and deals where developers are looking for quick sales. The deals are usually snapped up and by the time the website is updated, the units are often sold.
 
An unsold stock unit costs a developer and eats into the margins on the development. It is always in a developers interest to push sales at the end of a project and this is one technique used to wrap things up swiftly.
 
The characteristics of the developments sourced are as follows:
 
- Significant discount on distressed stock (up to 40%)
- Positive cash flow from the start
- Short leads to completion or completed stock
- Top quality developers in high capital growth areas in and around London
 
An example of a deal that we have recently found is a development in south west London that investors can buy into at 35% below market value. The development is top quality, completed by a national housebuilder and in a prime rental location.
