Why Australia?

• Strongest Economy in the G20. First country to raise interest rates – showing the strength of the economy and also the only country to not go into recession. Jobs increased 40 600 in Sept and IMF predicts 0.7% growth in 2009.
• Australia is a popular destination with a stable political and economic environment.
• With a strong Rand now is good time to invest and there are also huge benefits of investing in Australia should you potentially want to immigrate.
• Housing market expected to grow by 23% in the next 3 years. Last months growth was 1.9% and yearly growth is 8.6%.
• There is a high rental demand due to a rapidly increasing population.
• A fantastic lifestyle and climate.

Why this particular prospect?

• We offer an end-to-end service including financial support, legal advice and a completed building inspection prior to handover of the property.
• We source and coordinate the building of affordable brand-new “off-plan” house and land (plot and plan) packages in growth corridors of major Australian capital cities.
• A 10 Year Leaseback Guarantee – for the next 10 years you will be paid true market rent every month, your property is professionally managed and you won’t miss a single days’ rent due to vacancies or rental arrears.

In General

Across Australia the gap between property supply and demand continues to grow. Supply continues to decrease based on current market conditions – over the year ending June-08 approximately 157,000 new dwellings commenced construction (in Nov 08 building approvals were only 115 000); well below the 200,000 dwellings estimated to be required by the Commonwealth Treasury. In fact, this is around 43,000 too few dwellings being built over the year and getting worse.

Australia’s permanent population growth is near record levels, increasing by just under 320,000 people over the last twelve months with more than half that growth came from overseas migration. Last year the nation’s population grew by around 330,000 new residents with both overseas migration and the level of natural increase at historic highs. Illustrating the surge in numbers, during 2006 the nations population increased by 304,700 and in 2005 new Australian residents increased by 292,000.

Compounding the undersupply is the fact that this scenario has been played out over the last couple of years and is likely to continue into the future.

There are also many advantages to investing prior to relocating to Australia, namely:

• Established a credit rating in Australia
• Build up tax credits, including inspection trips
• Get your foot on the property ladder
• Immigration – it does not earn points, but it shows intent to invest in the country

A final consideration is Non-residents are only permitted to invest in new developments and off plan property in Australia (house or apartments). This is known as the FIRB regulation.

It was a year last week since 6 top nations dramatically dropped interest rates to stem the Global Financial Crisis. Australia has avoided recession and is now leading the charge with the global recovery.

With a strong rand, low asset values, good growth and guaranteed income streams – this is certainly something you need to understand.
