Firstly we were only in Cape Town for 3 days and so we could do very little market research. We knew we had to look at many properties, but we did not have time or the contacts, and we wanted a holiday. Luckily we found out Warren's aunt was selling and so we put an offer on this property and secured it. We then tried to buy the house through a CC. The communication between the attorneys setting up the CC and doing the conveyancing, was none existent and we very nearly lost the property, as the owner was getting very restless. The whole process was very stressful and difficult as we were based in London and we were trying to do our day jobs. There was no one acting in our interests and ensuring that the process was running smoothly. Once the mortgage documents were ready, they were couriered over to us in London. We had to go to go to a notary, wasting valuable working time and costing £56. Believe it or not, they sent the wrong documents over twice and so we ended up going three times. The final problem is that we got tenants and they handed in notice on their other property, as we were given a date. Then due to inefficiency, this was delayed by another 3 weeks and they had nowhere to live. We were trying to sort this out, while on holiday on the ski slopes in France. It was a nightmare. However we are now glad we went through it as we have a great investment. We just wish it could have been more streamlined, more efficient – easier.
We bought a piece of land at Atlantic Beach in Cape Town. The land sale went through relatively painlessly, but when we tried to register a building bond, the trouble really started. We pre-registered in September and so when the developer asked for his first draw down 6 months later in March, we thought it was merely a matter of formality. However the conveyancer's had forgotten and only started then. Then the bank didn't have the title deeds and said someone else had them. The lawyers said the bank had them. After a months delay to the project, the lawyers found that they actually did have them and the transfer could go through. I just wish someone could have explained the process and we should have registered a builders loan from the start as we ended up paying the registration costs twice and it really delayed the process. Also, even though the developers have tried, it is almost impossible to manage a project from the UK and we were only able to turn the project around by one of us going home.

A friend of mine made me aware of a great property investment opportunity. Ala ‘Rich Dad Poor Dad,' it was a property with a difference, as I was buying an apartment, but it also included all the land behind which had the development rights for 15 units. I tried to speak to the right people, find out the market details, demand etc, whether the facts were right and if I could trust the estate agent. The apartment was held in a CC and I had no idea of the procedure, whether the company had other liabilities and basically what the risks were for me. I tried my best from the UK to resolve this and get people to answer my questions to ensure I was not making a big mistake. No one could give me answers and I would have had to sign on blind faith. In the process the builder who was selling the land realised the opportunity and took the property off the market. I lost the deal and I have heard that the builder has gone on to develop the land and has made a considerable profit. I just wish someone could have acted on my behalf, answered my questions and ensured that the deal was as good as it looked at the outset.
We decided we wanted to buy our first house in the UK. We started the house hunt process and it was very time consuming process, trying to rush home after work to see property and walking the high street on a Saturday morning. After weeks we finally found one and so started making offers. I got off a rugby pitch and the estate agent called me and asked me who our lawyers were. I said I had to wait till Monday to tell her as I had no idea about the process and who we were going to use. We then chose a sole proprietor and our mortgage house would not recognise him. We had to stick with the mortgage house as Warren was on a South African passport and I was working through a limited company, reducing our access to finance. Therefore they had a conveyancer acting on their behalf and this not only doubled our costs, but made the process very inefficient and we very nearly lost the property. There was also a third partner and we signed an agreement we thought was right at the time. With the benefit of hindsight and further knowledge we realise that the 3rd party has got the deal of a lifetime. We just wish someone could have guided us through the process and ensured we did not make these costly fundamental mistakes.
We bought a house and then looked into renovating. One of the partnership went travelling and the other three were left to try and manage the project. However they were too busy doing their day jobs and there was just no time to constantly check on the progress of the builder. Being inexperienced with regards to renovation, the builder took them for a ride and the project has subsequently run nearly three times over budget and taken more than twice the planned time. We really needed someone to be acting in our interests, to be monitoring the process and ensuring the builder was managed properly.
"Our property is in CT and is being built near the Milnerton Race Track. We have secured one of the best flats in Phase 1 of the development. It is a 2 bed unit and phase 1 was sold out in half an hour of launch. We can thank the IPS team who are making these contacts so we can get offers before launch date so we can secure the best properties in new developments. Phase 2 of this development will be offered at no less than R15 000 more than our purchase price."

We had so many stressful problems trying to buy property in South Africa. If we had known about IPS previously we would definitely have used your services.
The biggest issues for us were the mistakes with the bond documents and the interest rate being incorrect. The lawyers 'forgot' to send us the documents to sign so it became a big rush to get them all certified and signed and sent back on time. This cost us because we had to pay about £50 for a courier and then we had to pay for a public notary to certify all the documents - which was almost another £250. If we had gotten the documents on time, we could have taken them to the South African embassy and had them done for free.
Then when the documents were emailed to us, there were silly errors like names being spelt wrong etc. The interest rate on the bond documents was also incorrect (the banks fault we believe) which further delayed the process.
We were never sent the debit order authorisation form to authorise the money coming off our account as they assumed we were going to send the money directly from overseas.
Transfer eventually took place almost 3 weeks late. We are still owed money by the previous owners for rent.
